Past Due members
•
1 legal proceedings have been started for past due dues, road repairs and
special assessment
•
1 in collections for past due dues, road repairs and special assessment

3 properties are in tax foreclosure (owes dues and road repair)
•
1 property is up for bank auction (owes 2014 dues)
•
4 members will receive their 2nd delinquent dues letter going out April 1st-
they are in jeopardy of having their water shut off and liens filed. It is the
board intent to turn them over to the attorney and all costs will be the
owner’s responsibility.
•
Treasurer's report accepted.
President Report:
•
The back loop lift station one way valve is in. A few things to clean up, grass
seed and it will be totally complete.
Old Business:
•
The update for the beach repairs- We now need a landscape plan designed by
a professional.
•
Beach Gazebo upgrade- We have collected enough in fines, that we could
build a deck on the front of the gazebo with nice stairs and a ramp. We are
getting bids for a 14 X 24 sun deck with stairs and a 6” slab 5’ wide ramp for
wheel chair access, a county requirement.
•
Rental Cap policy- A short policy has been proposed but more rules will need
to be made with an attorney.
o The Draft proposed Amendment of the Bylaws – Reads – The number of
rental units in Taylor Bay Estates shall not exceed seven percent (7%)
of the total number of lots therein. This is based on the one-hundred
and forty seven (147) lots in TBE. If a lot has more than one rental unit,
each unit shall be counted in the determination of the percentage of
rental units in TBE I shall be the responsibility if each owner or
prospective owner to ascertain from the board of trustees if there is
present allowance for a rental unit under this Bylaw.
•
The gate is squeaking and needs some maintenance. Tri-flow lubricate is
recommended to use, some will be picked up and used.
•
Compliance guidelines- We did not get any input from the membership after
sending it out with dues notices. We will bring it before the general
membership to start implementation.
Facilities manual update. It is time consuming formatting the photos to insert
into the text, but is being worked on.
Discussion on Dogs running loose and causing a nuisance. Board
recommends that owns keep track of dates and times of the non-compliant,
loose dogs. Turn the dates into the board for letters and fines to go out.
Reminder to dog owners to keep their dogs in their own yard or on a leash
and pick up after them.

New Business:
•
A post outside the gate with a box to let in the post office was vandalized. We
will be taking it out and providing the post office with a gate remote. Repairs
would be several hundred dollars.
•
A request to take down about 6 alder trees on the back loop right away in
front of Hannah’s lots, there is one that could come down and destroy
property. The others are a nuisance due to dropping limbs. Hannah’s will
pick up the cost and clean up involved. Discussion on another owner’s
request to take one out next to their driveway. The board will look at the
trees and make a determination.
•
The Sani Can is ordered and will be delivered on May 1st. The water at the
beach will also be turned back on now that the threat of freezing is over.
•
The big every 10 year water testing was done, and we do not have any
problems.
